virgin forest land : Paraguay - Chaco

Land, completely virgin (no fencing), being 2x rectangular lots, 4 km x 10 km, covered by the area's typical semi dry high high growth forest, containing various varieties of tropical hard wood (quebracho blanco, colorado etc).
Topography : 100% flat

While the soils of the Paraguay Chaco are generally quite fertile, the Palmar de las Islas Area has again soils of fertility above the high Chaco average : Regosols/Luvisols, sandy-loamy high in nutrients, especially Phosphorus.
These are NOT the poor and easily degradable soils of the Amazon Basin. Correctly managed they maintain texture and fertility long term.
The region's climate is semi-humid, hot, 1000mm anual rainfall, very pronounced half year dry season.
Located in a macro zone of available ground water of sufficiant quality (high salinity in ground water is a restriction elsewhere in the Chaco), as is typical for the Chaco, there are no permanent streams

The area is still VERY remote, 8h drive from the next paved highway, in Paraguay's exreme north.

It could A) be a speculation on appreciation (land banking), the remoteness and absence of inhabitants in the area (for at least another 4 years to come) would then be an advantage, meaning zero risk of squatters or intruders, zero maintanance investment
Land with comparable characteristics costs twice as much in Brazil (Mato Grosso do Sul) or Argentina (Formosa).
Or it could B) be for the agro producer with sufficiant experience and financial resources to develop it.
Agro activities are starting only now. Currently only cattle breeding/grazing/fattening is being found. Natural condition would allow cultivation of a variety of fuel+food crops like Guinea Grass, Sorghum, Soya. Presently however infrastructure is lacking to make that viable.

The northern Chaco is not for the family farmer. There are no schools, no villages, no public services.
Environmental laws require to leave 30-50% of the forest untouched.

tierra completamente virgin (sin alambrado), 2x lotes rectangulos 4 km x 10 km, enteramente cubierto con monte semi seco (xerófico) alto, con variedades de madera dura tropical (quebracho blanco, colorado etc)
Topografia : 100% llano

Los suelos del Chaco son fertiles en general, los suelos de la zona Palmar de las Islas a su vez se destacan por su fertilidad, son Regosoles/Luvisoles, franco-limosos, ricos en nutrientes, especialmente fosforo.
Tiene un clima tropical semi-humedo, 1000mm precipitaciones anuales, con una epoca seca muy pronunciada por la mitad del ano. La macro zona es una zona de agua dulce profunda (esto nunca siendo garantia encontrar agua en un lugar especifico), como es tipico para el Chaco, no hay arroyos permanentes

La zona esta todavia muy lejos de todo, en el extremo norte del Chaco Paraguayo, saliendo del asfalto (Trans Chaco) se anda 8 horas en 4X4 por picadas que hoy dia todavia se ponen intransitable por algunos meses por ano.

Propiedad no requiere vigilancia por estar en una zona practicamente sin poblacion (por algunos anos mas por lo menos).
leyes ambientales prohiben desmonte en unos 30-50% de la propiedad
